Leibfried Construction, Inc. request to discuss expansion of commercial area adjoining the Super Store on Highway 3. 4. William Scarborough request to utilize density transfer element of P.U.D. for 240 acre mixed housing area within Section 24. 5. Continued discussion of preliminary draft of proposed revised Zoning Ordinance for Farmington. 6. Set Public Hearing for Conditional Use Duplex in R -2, Vernon Johnson AGENDA REPORT PLANNING COMMISSION REGULAR JANUARY 15, 1985 3 Art Leibfried and the Becker brothers are interested in further development of Highway 3 frontage. The Beckers have 67 acres available for residential construction and Mr. Leibfried would like to expand the commercial area around the Super Store to add a possible carwash, storage lockers and perhaps an indus- trial site or two. He would like to develop an overall plan which shows how the commercial /industrial uses will be re- lated to the high density residential already recommended by oth the Comprehensive Plan and the Zoning Ordinance. The Becker brothers are interested in marketing the property but do not wish to compromise long range development prospects through short term gains. The purpose of this discussion is to pro vide Planning Commission input prior to any preliminary plan- ning effort by Mr. Leibfried. 4. Continued discussion of the proposed land use recommendations for Scarborough P.U.D. are required before any site work can be started. Charles Tooker Planner CT /mh
