First Baptist Church Request to Amend Zoning Ordinance ADD ON: RECOMMENDATION AGENDA REPORT PLANNING COMMISSION REGULAR MARCH 19, 1985 1. Approval of Minutes February 19, 1985. 2. Request for Public Hearing by Ronald Royce to convert the property situated at 609 3rd Street from a duplex to a fourplex. The lot measures 105' by 170' containing 17,850 square feet. The property is zoned R -2 and as such can handle a tri-plex structure under the zoning ordinance. The four plex will require a variance of 3,150 square feet. The Commission would have to find that all conditions under Section 2 -4 -3 of the ordinance have been met in order to grant such a request. The Commission should advise Mr. Royce of their opinion regarding his request in case he decides to withdraw before a hearing is set. Establish a public hearing at 7:00 P.M. on April 16, 1985 for a discussion of the variance if requested by the applicant. 3. Discussion of Chapter 6, General Regulations, of the revised draft of the Zoning Ordinance. First Baptist Church is requesting a change in the wording of the Zoning Ordinance which would allow churches as a Special Exception in the B -1 Highway Business District. They wish to purchase the Black Stallion West, located at 10 North 8th Street, City of Farmington, Parcel No. 14- 02900 010 -50, and convert it into a church.
