CONDITIONAL USE AND VARIANCE Duo Plastics Inc. plans a structure with a production floor area slightly larger than is available in the existing complex. Because of the financing organized by the company, this new building must be on its own lot. In order to function most efficiently, both structures must be linked by enclosed corridors 8 and 18 feet wide respectively. This creates a zoning problem since industrial buildings must be 25 feet from side and rear lot lines. A variance could be granted subject to the removal of all parts of each structure which do not meet side yard requirements if the two parcels are no longer owned by Duo Plastics. The conditional use is required since manufacturing is not a permitted use in the I -1 Light Industrial District. This requirement helps assure an efficient site layout for each new industrial building. More recently, the ordinance was amended to require a landscape plan for each industrial site. Mr. Romberger, Chief Executive Officer for Duo Plastics, has asked staff to prepare such a plan with particular emphasis on a proposed outdoor lunch area between the new and the old buildings. Recommendation AGENDA REPORT PLANNING COMMISSION SPECIAL MARCH 8, 1989 Approve the variance to build a pump room and two connecting corridors within the required side yard subject to their removal if the two lots are no longer owned jointly by Duo Plastics, Inc. Approve the conditional use for a manu- facturing building on this lot subject to implementation of a site plan that is acceptable to the City staff. (74,4,A,4, Charles Tooker Planner L
