Stormwater facility to the north. Existing Zoning: R-1 (Low Densiry Residential) DISCUSSION Dennis & Samantha Koosmann have applied for an Urban Chicken Pernut. The pertnit is requesting the keeping of 3 hen chickens on the properiy located at 4725 198th Street W. The proposed coop, as shown in Exlubits D and E, is approximately 24 square feet in size(4' x 6'). The run, which will be attached to the side of the coop is approximately 72 square feet in size(12' x 6'). The coop and run as proposed meet the requirements identified in Section 10-6-29 of the city code. As shown in E�ibit C, the coop and run are proposed to be located in the rear of the property near the northeast corner of the property. The proposed coop and run must be setback a minimum of ten(10) feet from the rear(northern) and side (eastern)property lines due to easements. As shown on the attached site plan, the proposed location appears to meet those setbacks. Additionally, the coop and run must be setback a minimum of twenty five(25) feet from any principal structure on adjacent lots. The proposed location exceeds this requirement as well. Lot coverage is not an issue with this application. The lot coverage with the proposed coop will be approximately 15.05%. The maximum lot coverage allowed in the R-1 zoning district is 30%. Section 10-6-29(K)6 of the city code states that any chicken coop or run shall be screened from view with a solid fence or landscaped buffer with a minimum height of four(4) feet. Currently the property is not fenced and the applicant has indicated on their application that no additional perimeter fencing will be added with the coop and run. Due to the coop and run being visible from the adjoining lots as well as from 195th Street a condition of approval should be that the applicant work with staff on screening the coop and run in an appropriate manner. ACTION RE�UESTED Approve the Urban Chicken Permit subject to the following conditions: 1. A renewal permit shall be applied for and administratively approved every year after the Urban Chicken Pernut has been approved that chickens are kept on the property. 2. The applicant shall work with staff to provide screening of the coop and run in a manner that is appropriate. 3. All other requirements specified in Section 10-6-29 of the city code shall be abided by. DISCUSSION Due to a recent resubmittal of plans by the applicant changing certain aspects of the proposed plan, staff will be requesting that the Planning Corrunission continue the public hearing to a Special Planning Cominission meeting scheduled for June 23, 2016. ACTION REOUESTED Continue the public hearing to the June 23, 2016 Special Planning Commtssion meeting.
