CALL TO ORDER The meeting was called to order by Chair Rotty at 7:00 p.m. Members Present: Rotty,Lehto,McAbee,Tesky,Windschitl Members Absent: None Staff Present: Tony Wippler,Planning Manager 2. APPROVAL OFMINUTES a)Approve Planning Commission Minutes MOTION by Windschitl,second by Tesky to approve the Regular Meeting minutes of the Planning Commission from February 8, 2022.APIF,MOTION CARRIED. 3. DISCUSSION a)Vita Attiva at South Creek Second Addition Final Plat CC Vita Attiva,LLC proposes to plat 16 townhome lots on 1.64 acres located at the northwest intersection of Eaton Avenue and 216th Street W within the Vita Attiva development.The property is zoned R-3 (Medium Density Residential).This Final Plat is a replat of Lots 1 and 2,Block 1 Vita Attiva at South Creek First Addition.The Final Plat creates 16 townhome lots within two townhome buildings. The applicant has submitted a petition to vacate the existing drainage and utility easements that were dedicated on Lots 1 and 2,Block 1 Vita Attiva at South Creek First Addition as new easements are being dedicated with the proposed replat.Additionally,the applicant is requesting the vacation of a roadway easement that was given to the city for Eaton Avenue prior to the platting of the First Addition.The vacation of easements requires a public hearing at the City Council.The hearing has been set for the regular City Council meeting on March 21,2022. John Anderson provided an explanation for the Second Addition Final Plat and the simplification of documentation it provides.Chair Rotty asked if this process will continue moving forward.Mr.Anderson confirmed this is how they will proceed moving forward to avoid having to bring plats back in front of the Planning Commission. Commissioners Tesky,Windschitl,and McAbee had no questions or concerns. Commissioner Lehto inquired about the height of the buildings and its parking.Mr. Anderson explained that they are single level structures and each unit has a garage.216th Street W is south of the plat and public parking is allowed on that roadway. Chair Rotty had questions about timing.Mr.Anderson explained that the western building is currently under construction and six of the eight units are already sold.Once the two remaining units sell they will begin construction on the next building. Planning Commission Minutes Pagel of 2 Regular Meeting February 8,2022 MOTION by Windschitl,second by Lehto to recommend approval of Vita Attiva at South Creek Second Addition final plat and forward that recommendation to the City Council. APIF,MOTION CARRIED. S. ADJOURN MOTION by Tesky,second by Lehto to adjourn at 7:11 p.m.APIF,MOTION CARRIED.
